| You pay only 3% to the Buyers Agent instead of the standard 6% commission.
Your property is advertised to all 10,000 plus Realtors and the general public on the MLS, www.realtor.com, www.UtahRealEstate.com, and hundreds of other real estate websites. For this you only pay an upfront one time charge of $250 to list your property on the MLS. When the property sells, we will help you with the paperwork and closing to make sure the transaction goes smoothly. For this additional help we chare an additional $500 at closing. If the property does not close you owe us noting. The only cost then would be the original $250. Traditionally the standard 6% commission is split is 3% to Buyers Agent and 3% to Listing Agent. With our program you would save almost the entire Listing Agent commission while at the same time motivate the Buyers Agent with the standard full commission. |

Any Realtor that has a Buyer is just as motivated to show your listing because they get paid exactly the same selling your listing as any other listing. The standard Buyers Agent commission is 3% and that is exactly what you are offering. Buyers Agents don't care what the Listing Agent receives as long as it does not effect them. Besides, Listing Agents do not even disclose to other Realtors what they are receiving as compensation. |

| You can also be a "For Sale By Owner" at the same time. Preferred Realty is
about the only company that will list you on the MLS and will allow you to also
advertise at the same time as a "for sale by owner". If you find your own Buyer, you pay NO commissions. If a Realtor finds your Buyer you would only pay 3% instead of 6%. |

You have exposure to more potential Buyers. Some Buyers will only look at
properties that are "for sale by owner" because they feel they can get a better
deal without Realtor commissions added on. With Preferred Realty you have all the advantages of advertising on the MLS and at the same time, all the advantages of advertising as a “for sale by owner”. More potential Buyers mean a faster sale for a higher price. Many Sellers will just determine the sales price they would sell for without a Realtor and then just add on the 3% commission. If a Realtor brings a full priced offer they will still receive exactly the same as if they had sold the property by themselves. If a Realtor does not bring a full price offer, the Seller is no worse off. The Seller has the right to continue trying to sell the property them self. |
